Merlion Investment is a Real Estate Investment firm based in Austin Texas. We offer investment opportunities to High Net Worth Individuals, and we work with strategic capital partners such as Family Offices, and Institutional Investors to invest in real estate projects in locations that are on the path of rapid growth within the next 5 years. Most of our projects are within the state of Texas, that has one of the strongest and diverse economies within the US

Our investments are categorized into two categories

Land Development

Our investments in Land Development projects include development of Master Planned Communities where we develop neighborhoods or towns that incorporate single family housing, townhomes, apartments, retail shopping centers, entertainment, office condos, medtail, and schools. These neighborhoods or towns also include parks and walking trails to create an appealing living environment for the future residents. In addition to Master Planned Communities, we also invest in the development of Mixed Use Industrial & Commercial projects in locations where large industrial projects are already known to come online within the next 3 years

Built Asset

Our investments in Built Asset are focused on Class A Multifamily assets that are institution – grade and Medical Office Buildings that deliver upside in return potential through strategies that enhance the top line revenue growth and cost optimization.

Most of our investments in development projects are in the Austin (Central Texas) area through our strategic partnership with Red Oak Development Group. A hotbed for startups, the Greater Austin Metropolitan area has seen incredible growth over the last 15 years, drawing in large presence from established companies like Google, Facebook/Meta, Oracle, Amazon, Tesla, Samsung, Indeed, Expedia, etc... During the Global Financial Crisis the Austin area was one of the most resilient in the country. This is all due to the diverse economy, the desirability of the area drawing non stop in migration of residents from around the country into the area. Housing supply has not been able to keep up with demand. With the semiconductor industry expanding into the area with multi billion dollar semiconductor plants by Samsung, and others, this area is poised for much more growth over the next decade and beyond

Our CEO

David Teo ‘s experience in business and real estate spans across two decades. Born and raised in Singapore, he left for the United States to attend the University of Texas at Austin. Graduating with a degree in Computer Science, he spent several years in the Digital Security industry in Product Management, Marketing, and Strategy. Eventually, the entrepreneurial bug bit, and he was drawn into the world of tech startups, which he quickly pivoted to Real Estate, first focusing on infill development where he started a development company to build high-end condominium units within 3 miles of downtown Austin. With the growth of that business, he expanded and evolved into a Commercial Real Estate investment firm, growing it to over $300MM in invested asset value with assets ranging from Multifamily, Medical Office Buildings, Land Development, and others.
